Crawl space inspection in South Florida

12 NE 101 St Miami(Cohen) 059Just another example of why you want to make sure you attend your inspections and make sure your home inspector goes under the crawl space. This is a leaking waste pipe. The entire system out to the septic system will need to be replaced, as it was leaking in three different areas. I also found evidence of subterranean termites that the termite inspector did not find because he did not crawl the entire area.

5736 Flagler St Hollywood(Morning) 030Once again, I cannot stress the importance of a home inspector crawling the space under the home. This home today was a very tight fit. One of the things I found this morning was leaking water pipe that could not be seen from the entrance.

812 NE 92 St Miami(Cohen) 118This is why you want to make sure your home inspector goes under the crawl space. The day before I did this inspection the seller had a four point inspection done. They said all of the waste lines were in good shape. As you can see, there is a massive leak in the caste iron drain line under the crawl space. I had to crawl completely across the crawl area to see this. The other inspector never even looked. This is why it is so important that clients be on their home inspections. They need to make sure that the home inspector is doing his job or they need to send him home and hire someone else.
