Water Heater Inspection West Palm Beach
Everyone always wants to know how long a water heater will last. Here in South Florida the average life expectancy is 10 years. Many will go longer. This one did not make to eight years. The bottom element is totally shot and the tank is starting to leak.

Water heater relief lines
The picture at the left shows an improperly installed relief line running of the T&P valve of the water heater. This is on a water heater that has been replaced. I would estimate that over 80% of relief lines that are installed on replaced water heaters are installed incorrectly. All relief line piping must run horizontal and down from the safety valve. They cannot be trapped at any point. This could cause a dangerous situation should the water heater over heat and need to release pressure.
