Air Conditioners
This is a common problem with air conditioners. People change the filters by they forget to check the coils. Dirty coils like this do not allow for proper air flow across the coils, which will result in a less efficient unit and higher energy costs. On average, the coils should be removed and cleaned about every five years. The cost to do this is about $400.00. We will always, as home inspectors, write this up, because the unit is now not functioning in the manner in which it was inteneded to. They say that we should always report temperature drops on the AC unit. I will not do so under these conditions because the drop reading in now inaccurate due to the dirty coils.

Air conditioning filters
This filter is id dirty and will not allow for proper air flow to the air handler coils. This is also a very inexpensive air filter which will not block a lot of the dust partials causing the coils t become dirty. When buying an air filter is is foolish to be penny wise and pound foolish. Spending a little extra on an good filter can prolong the life of the air handler, limit exposure to mold, and help the unit to run more efficiently.

Air conditioner inspections in Miami Dade County
Thought this was interesting. I looked above a drop ceiling in the kitchen of this townhouse and found the air conditioner vent was never connected to the air register. Can you imagine how much air is just blowing into wasted space?

Air conditionining Inspections in South Floirda
On my inspection today I found yet another air conditioner that was recently replaced (2007) where the installer did not replace the service disconnect with the correct size breaker. The old unit required a 60 amp breaker and the new condenser unit required a maximum 30 amp breaker. If this unit ever malfunctions and needs to shut down, it will not do so with this over sized breaker. Chances area the compressor will burn out and need to be replaced.

Air conditioning inspections
Does your home inspector take the cover panels off of the condenser units? I found this burned wire earlier this week on an older unit. It turned out that this was an older unit that needed to be replaced anyway. This is not the first time that I have found wires like this inside condenser units

Air filters
Your air filter is vital to the operation of your air conditioning system. The one pictured at the left does not do anyone any good. Not only is it dirty, but it is one of the cheap ones you can pick up at the big box or grocery stores for under $2.00.
Dirty Air Filters are a source of increased operating costs and poor cooling system operation. Dirty air filters can:
1. Reduce air flow in the building cause dirt to accumulate on the fan blades, wasting your energy dollars.
2. Cause excessive dirt build-up inside the duct system, leading to mold or allergen problems in a building and to the need for more costly duct cleaning or replacement..
3. Block the cooling coil itself with dirt, reducing system effectiveness and possibly leading to costly repairs.
4. Eventually block the fan itself, leading to more costly repairs.
